AKT Properties asked MarketOne Builders, Inc. to help them reduce their overall costs for the repositioning of this 82,000 s.f., cast-in-place concrete building which was built in the mid-1920’s. The building, which was originally the Pacific Telephone switch building that housed hundreds of telephone company employees and operators had been through several interior renovations over the course of it’s existence. The Owner elected to entirely demolish the existing interior improvements back to the core of the building and re-market the space showing off its exposed character. The building also was brought up to current codes and conveniences with all new electrical distribution, mechanical systems, fire alarm, upgraded elevators and core restroom facilities. The building is now being marketed to office users who are looking the open, exposed feel of repositioned older buildings (see Gregory Mountain Products for an example of the interiors possible at 1414 K Street).
