Built in the late 1800’s, the Ruhstaller Building, which is listed on the National Register of Historic Places, has been many things over its lifetime. Prior to considerations regarding Seismic Upgrades, the buildings upper most floor was simply removed at some point during prior renovations. The diaphragm of this missing floor was required to be put back in place to replace and further support the unreinforced masonry exterior walls of this building. While compliant today, pending the ‘change of use’ of this building from its current designation as office to any other function, will require a complete and difficult seismic rehabilitation. The horizontal diaphragm replacement prior to the Hefner Realty TI’s required the installation of new tube steel and channels to recreate the missing floor.
